Real Estate Market Update – January  2021 – Winnetka IL 60093

Seller’s Market – The Winnetka Illinois $500,000 to $2,000,000 price range remains a seller’s market which is unchanged from last month and the same time last year.   This Winnetka Illinois price category went into January 2021 and ended 2020 with 1/6 moth’s of inventory to sell which is down over 50% compared to December 2019.  At the end of December 2020 there were are 5 pending sales which is a 25% increase or 1 more home from last year at this time.   At the end of 2020 in Winnetka, there were 54 homes on the market which had active listings.  (48 single family and 6 condos)    As far as closed listings for the month of December 2019 vs 2020, 2020 continues to outperform in all areas.  Winnetka saw 8 more homes close in Dec. 2020 vs Dec 2019 which is a increase of 47% and close vloume was up 92% which resulted in $15 Million more of closed sales in for the month of December in 2020 vs 2019.   Average Sales prices were also up considerably to nearly 31% which is an increase of nearly $300,000 in the average Winnetka’s home asking price over the same time in December 2019.
